The villa consists of three storeys and one outbuilding. The layout of the villa is what some may call ‘upside-down’ with the main living area on the top/ground floor and bedrooms on the floor below. On the pool level, there is the spa/wellness area with several saunas, waterbed and steam shower with direct access to the pool and terrace. On the ground floor, there is a large lounge and open plan kitchen/dining area each with direct access to a large balcony that runs across the back of the villa and overlooks the sea, garden and pool. On this level there is also a separate WC, storage room and two bedrooms: one double bedroom and one twin bedroom. The twin bedroom has its own en-suite shower room. The double bedroom has an en-suite bathroom with a bathtub and has its own private sea-facing balcony. On the lower ground floor, there are three double bedrooms, each with its own en-suite shower room and direct access to a balcony. Located outside the main entrance of the villa is the games room/gym outbuilding, which houses several pieces of exercise equipment, a pool table, dart board and separate WC. There is also an outdoor dining area nearby with views of the sea below ideal for al fresco dining. Along with the terrace and pool, outside guests can enjoy a dip in the Jacuzzi, a stroll along the multi-levelled gardens and a boat ride on the sea – the villa offers boat mooring.

Car hire is recommended. The villa is located only a short drive away from Labin , with its selection of shops, restaurants and bars. The seaside town of Rabac is also well worth a visit. Other areas of interest nearby include the historical town of Pula with its immense Roman amphitheatre and the Brijuni Islands .
