The villa is approached from a country lane into a driveway. The larger than average pool, terrace surround and gardens come into immediate view. There is ramp access to the main entrance and an extra wide main door. Guests enter the villa into an open plan kitchen/diner/lounge with views to the garden and pool. Patio doors lead to the outside area. Additionally, there is a separate guest toilet, a double bedroom with en-suite shower room which features disabled facilities and two further double bedrooms also with en-suite shower rooms. An outside shower serves the pool which has both ramp access and assisted entry into the pool for persons with restricted mobility. There is a furnished terrace surround together with an outdoor summer kitchen, BBQ, dining area, toilet and a children's’ play area.

Car hire is recommended when staying at this villa. Within walking distance there are two restaurants in Klostar, popular with locals and visitors. Lim Fjord is 8.5 kilometres away and an easy drive There are a few excellent seafood restaurants there. The spectacular cities of Rovinj and Porec are both within 30 minutes’ drive. The villa is perfectly located to explore both the inland Istria region including the wine and olive trail routes and the picturesque Brijuni National Park .
